National reports are highlighting that while 2013 started off positively with a rise in the number of enquiries, the middle part of the year saw a drop. However approaching the year end, agents are now beginning to report a steady increase in the number of enquiries received and even more positively in the number of conversions from enquiry to letting. 

The recently released Gross Domestic Product (GDP) figures for the UK reported a third quarter growth have been reinforced at a local level by findings from the Derbyshire and Nottinghamshire Chamber of Commerce.  The Chamber reports that the national findings reflect their own quarterly surveys of members which show that confidence in business is increasing and this is being reflected in recruitment and investment.  This is good news for Ashfield & Mansfield as this area is well-positioned to attract new and growing businesses owing to good communication links (rail, road, as well as access to superfast broadband) and being located close to major cities like Nottingham, Derby and Sheffield, yet benefiting from comparatively lower rental values.

The local picture:

  • Industrial: There are emerging opportunities for investing in creating warehousing space for the Transport & Logistics industry and for workshops in the 0-1,000 sq. ft. range.
  • Retail: there appears to be ample demand for retail space in the 0-500 sq. ft. region, which the provision of two new retail units at Queens Place will partly meet.
  • Office: A current supply of good quality office accommodation ,especially within the size brackets of 0-2,500 sq. ft., is ideal for meeting spatial needs of new and growing businesses employing up to 25 people.
